According to NAINA Development, facilities in Mumbai, Panvel, Pune, and Matheran Road were the subject of technical due diligence work. Among other works, our offerings included the following tasks:
- We determined whether the proposed development was suitable based on the city development plan and zoning, the building plan approval details, and the relevant development control laws. The calculations were provided in a format that the Planning Authority used to approve construction plans, considering the land area accessible for development, the permissible FSI, TDR, and reservations, among other factors. Estimates of the built-up area and carpet area were given by the calculations (BUA).
- We have worked for Omkar Realtors & Developers Pvt. Ltd. since its founding, beginning with single-building Redevelopment projects to large Redevelopment and SRA Project Townships to this day, such as Omkar Alta-Monte at Malad, L & T jv, Omkar 1973 at Worli, The Summit Bay in Andheri, omkar Crescent Bay in Parel, Omkar Woodside in Dadar, Omkar Ananta in Goregaon, Omkar at Omkar Vayu (Gas Godown), Serendipity in BKC, Omkar jv Forum, Omkar Raga in Chembur, Omkar Heights / Legacy at Omkar in Parel (Khaprideo), etc. In all of the initiatives above, we have played a crucial role in FSI Maximization while adhering to the established Rules & Regulations. Our forte was obtaining approvals for their initiatives and ensuring regulatory compliance.
- For their SRA projects at Sion Koliwada, Bhandup, and their Renovation project at Chembur, we have provided our services to M/s Space Developers of (M/s S. K. Group Dhiraj Agarwal). We resolved problems relating to their approvals, such as LOI, OCC, and IOA, and regulatory compliances, particularly one concerning the building height they built compared to what Heritage NOC deemed acceptable.
- Our services met the requirements of M/s MBH Enterprises for Regulatory Safety and FSI Benefits Maximization for their Projects. With our help and guidance, approvals for MCGM Estate plot leases, public parking schemes, and NOCs for construction, heritage NOC, etc., were acquired.
- We collaborated with M/s DNH Land Marks to obtain their NOCs / Permissions from numerous Agencies, including the High Rise Committee of Bombay, the MPCB's Consent to Establish, the MoEF NOC, the Civil Aviation NOC, the Heritage NOC, the Road Setback / RL Demarcation, etc.
- We provided Unity Infra Projects with policy advice regarding MCGM Land Lease, Transfer Charges, Lease Premiums, and Unearned Incomes Chargeable by MCGM for MCGM Lands Taken Up for Redevelopment Schemes Under DCR 33(7), 33(10), and 33(9). The client wanted to cut expenses, and we advised them on how to go about it and what to suggest. The situation is being handled.
- We provided our consulting services for the SRA initiative of Omega Developers in Bhantewadi, Prabhadevi, and Dadar. We found solutions for the project's problems with CRZ approvals, maximizing growth potential within CRZ guidelines, maximizing project benefits while adhering to regulatory requirements, etc.
